History of Avenir Community

The 7.4 square mile area of land that is now known as Avenir, was once owned by Charles Vavrus and was well known to locals as the Vavrus Ranch. In the early 2000’s, the land was part of a business deal that would have brought the Scripps Corporation to South Florida. At the time, it was known as the Scripps- Mecca Farms Deal, however, in the 2006-2007, the deal fell apart. Five years later, in 2012, Landstar Development in Coral Gables eyed the property as a place to construct one of the largest and most beautiful Planned Unit Developments in South Florida history and thus, Avenir was born.


The 4800 plus acre tract of Avenir Real Estate was purchased by Landstar Development Group in 2012 and plans for the development began. Initially, over 7000 new homes were to be constructed, however, the people in the community pushed for more of the property to be a conservation area. As a result, instead of 7000 new homes to be built, the number was lowered significantly to less than 4000 new homes and an additional 250 townhomes. There are also plans for a 1.94 million square foot Avenir Town Center. The 7.4 square mile parcel is massive and there have been many changes to the original site development plans. For example, the back half of the property is mostly conservation area with walking trails and preservation areas that are part of the greater Florida Everglades Restoration Project. This area of land deep into the Avenir Development is just south of the local North County Airport, F45, making it very convenient for those residents that live in Avenir that may also own their own aircraft. 


The 7.4 square mile Avenir Community and old Vavrus ranch is located just west of the Beeline Highway on the north side of Northlake Boulevard in Palm Beach Gardens, Florida. Other communities in the area include PGA National, Ibis Country Club and Ancient Tree. This area of western Palm Beach County is well known for its prestigious and beautiful golf course communities, golf courses, golf clubs, luxury homes and Florida’s nature at its finest. It’s just a beautiful area to call home; it’s peaceful and quiet with freshwater flora, fauna, the natural river of grass and gorgeous green plants found only in the Florida Everglades. Landmark golf and luxury home communities such as Admirals Cove, Jonathan’s Landing and Frenchman’s Creek are just 15-20 minutes away from Avenir.


It has been many years in the making, but after a decade of hard work, city meetings, county planning workshops, zoning board meetings, meetings with residents who live in the community, it’s all coming together and new homes from numerous builders are finally for sale in Avenir. With 4000 plus homes to be built and almost 2.0 million square feet of Avenir Town Center commercial space to be constructed , Avenir is underway in 2020.
